The Island

Foulness Island in Essex is predominantly owned by the Ministry of Defence and therefore offers the benefit of 24 hour security via a gated entrance.

The land is predominantly farmland, maintained and worked by two resident farm businesses and the road from the bridge giving access to the Island is serviced by a well maintained road, connecting the two villages lined with weather boarded cottages. The additional country lanes are quiet with little of no traffic.

So What’s the deal?

The vendor owns two of the only three properties not owned by the MOD. The Rectory circa 1845 along with 2.5 acres of land where they have lived for eighteen years (not for sale) and St Mary’s the Virgin Church some two years ago.

They applied for and were granted planning permission to create a fabulous one/two bedroom apartment over two floors (see the plans) in this beautiful old Church, offering unrestricted views overlooking farmland and out towards the River Crouch where the sailing boats are clearly visible. The proposed apartment with planning consent is on two floors for occasional use – i.e. not a permanent residence, so would be ideal for a weekend retreat/holiday home or for use as a studio/workplace on a daily basis as long as it is not used as a residence other than temporarily. Apart from some restorative work to the roof, spire and exterior, no work  has been started on the proposed apartment There is no stipulation or definition within the consent however regarding how often it can be used though, so presumably that could be discussed and worked around.

The main body of the Church would be for community use as it stands, but should an acceptable offer be received for the building as a whole, the owners may well consider it, as this lovely building would lend itself to all manner of non-residential uses for business or pleasure but would be subject to discussion with the planning department..

Other Interesting Stuff

Foulness is a wildfowl conservation area with a huge variety of bird life and many unusual species. There are colonies of grey seals abundant in the surrounding waters and there are opportunities for wonderful walks through the countryside and on the sea wall (with or without your dog!) The area is quite flat and ideal for bicycle rides too. London is an hour away by rail and Southend Airport is a fifteen minute drive away offering further opportunities for interest in this project to anyone residing in Europe.

Southend-on-Sea and Leigh-on-Sea have good facilities and there are plenty of restaurants, bars and shops in the area We love the exclusivity of living in such a special place. After a difficult day, the tension eases on arriving home – which feels like being on holiday, a safe and wonderful area.
